I am seeking to invest money for long-term income. I want the principal to keep up near inflation, but I mostly want income.

I have looked at T-bills, TIPS and CDs as undisruptive investments, but if I want to keep the principal up near inflation and pay my taxes, a $200k investment net me about $500.00 per year after taxes - 0.25%. I'm looking for something better.

Rental TRUE estate has a elevated hassle-factor. You have to agreement with tenant and repairs.

Other investments carry a significant risk of defaulting or loss of principal.
